Anthony Chara is a seasoned Real Estate investor that has investing and property management experience dating back to 1993. After 16 years working for a fortune 500 company and traveling extensively it was time for a change.  Mr. Chara gave up his lucrative Area Manager position in which he managed 35 electronic technicians in 7 states and a $3M budget so he could spend less time traveling and more time creating wealth for his family. He turned to full time Real Estate investing around 2004. He has also started several service and/or education oriented companies.

Presently, he's managing member of Apartment Mentors and founder of Success Classes. He has owned or managed several successful companies during the last 20+ years. Mr. Chara owns or has owned properties in Arizona, Colorado, Florida, Georgia, Indiana, Iowa, Kansas, Louisiana, Mississippi, Nevada, Ohio, Pennsylvania, Tennessee, Texas, Belize and Paraguay.

He has taught several thousand aspiring RE investors. Mr. Chara also volunteers and supports several worthy charities such as the American Red Cross, Denver Rescue Mission, Habitat for Humanity, St. Jude’s Children’s Hospital and the Wounded Warrior Project.

Mr. Chara turned to Apartments full time in 2004. He’s owned, partnered and/or has syndicated over 2000 apartment units around the country since that time. These units range from 31 units in 1 complex in Pennsylvania to 410 units in 4 complexes in Indianapolis. Some of his partnerships include a 100 unit complex in Longview, TX, a 31 unit complex in Pottstown, PA, a 100 unit complex in Macon, GA, a 48 unit property in Lebanon, OH, a 60 unit complex in Burlington, IA, 9 units in a Hilton Hotel complex in Belize and Green Houses & Orange Grove lots in Paraguay.

In 2006, Mr. Chara decided to capitalize on recent RE market trends to offer superior technical training to RE Investors specifically targeting commercial investing with an emphasis on Apartment complexes. Mr. Chara’s techniques teach people how to analyze properties to see if the Buyer can increase cash flow and value for themselves and their investors.

Having reviewed several other gurus in the marketplace that specialize in Apartments, he set out to design and implement the best quality Apartment Investing training class in the market today. He taught his first class in September, 2006, and he believes very strongly, based on the testimonials that he’s received, that he has achieved this goal.

The Good, The Bad, and The Ugly of Subject-To Investing

Featuring Nationally-Recognized Speaker: Jeff Watson, JD

Attend for a hosted dinner and chance to win a $100 Amazon Gift Card!

'Subject to' investing is a real estate investing strategy that involves purchasing a property "subject to" the existing mortgage. This means that the seller's mortgage remains in place, and the buyer takes over the payments, while the title of the property is transferred to the buyer. 'Subject to' investing requires little to no upfront capital investment, making it an attractive option for those looking to get into real estate investing or for investors looking to grow their portfolios quickly.

Subject-To Investing: Introducing the secret for getting serious about "Subject To" investing and how I, Jeff Watson, will help you to do it right.

Featuring Nationally-Recognized Speaker: Jeff Watson, JD

Attend for a hosted breakfast/lunch and chance to win a $500 Amazon Gift Card!

    What is 'Subject To' Investing?

'Subject to' investing is a real estate investing strategy that involves purchasing a property "subject to" the existing mortgage. This means that the seller's mortgage remains in place, and the buyer takes over the payments, while the title of the property is transferred to the buyer. 'Subject to' investing requires little to no upfront capital investment, making it an attractive option for those looking to get into real estate investing or for investors looking to grow their portfolios quickly.

Is 'Subject To' Right for Me?

As an aspiring real estate investor, you know that traditional methods of investing can be a financial burden.

The upfront capital investment required for a down payment, closing costs, and repairs can be daunting, especially if you're just starting.

But what if we told you that there's a way to grow your real estate portfolio without breaking the bank? Introducing "Serious Sub To" real estate investing, a strategy that allows you to take over the existing mortgage of a property without having to obtain your own financing.

    Benefits of 'Subject To' Investing?

One of the main advantages of 'subject to' investing is the low upfront cost. Since you're not obtaining your own financing, you don't have to come up with a large down payment or pay closing costs. This makes it easier for investors to acquire properties quickly and grow their portfolios.

Another advantage is potentially higher returns. Since you're not paying interest on your own mortgage, your cash flow can be higher. Additionally, buying and holding a property to avoid being taxed at your current rate or paying short-term capital gains rates can save you a lot of money in taxes.

Imagine earning up to $40,000 per year in spendable, potentially tax-free dollars. What would that mean for you or your family? This strategy allows you to grow your wealth even during a downturn in the market, making it a smart choice for savvy investors. With the right knowledge and resources, you can leverage 'subject to' investing to achieve financial freedom and security.

Join us at our monthly roundtable in Salem! This is the meeting where you can network, ask for referrals, discuss and analyze deals and contracts, learn about the current market, or ask for help. We have great interaction at these meetings with real people talking about real deals.

Meetings are usually held the 2nd Thursday of every month. Topics vary each month from general, deal-making discussions - to presentations on various topics - to field trips. Our meeting agenda generally includes:

      • Networking
      • Introductions

Sometimes we do deal analysis on those deals. We talk about problems that came up and what investors did to work through those problems. Everyone is welcome to ask for referrals, talk about deals they're looking for or have, or bring a problem to the group and ask for feedback.

Professionals and new to experienced investors are all welcome and encouraged to come and participate in the discussion. Bring your questions and business cards. We hope to see you there!

Food is not offered at our meeting location, but folks are welcome to bring a drink or snack.
