)who gets the cash overage if the auction bid on the steps is more than the demand of the foreclosing bank?
)Is there a right of redemption on all real estate foreclosure sales in Oregon?
)If a creditor forecloses a first trust deed, what happens to the junior creditors like second mortgage holders?
)I plan to bid at a sheriff’s sale. When, if ever, can I get a commitment for title insurance on the property?
)I bought a property from a private party two years ago. We did not us a title company—we just filled out a deed form (which I got on line or from the back of a Wheaties box), had it notarized and recorded it. I want to sell it to someone else now. Will there be problem getting title insurance for my buyer?
)how much does title insurance cost?
)how much does a lien and encumbrance report cost?
)why not just use a lien and encumbrance report?
)can a right of redemption be sold in Oregon?
)what is the proper form to use?
)does the form have to be recorded?
)how long is a right of redemption valid?
