He is also active in crypto yield farming and helping friends reach financial independence. 

    Matthew Nicholson has a background in management, real estate fix and flips, and is an experienced investor in decentralized finance.

    Nick Motis has experience in non-fungible tokens or NFTs and is developing a token for fractionalized real estate ownership.

    There is a lot of responsibility in managing an asset physically. Property management means managing tenants and dealing with owners, as well as all ancillary things that are challenging to people, including collecting rents, screening tenants, and handling maintenance issues. That’s what makes real estate investing a little bit challenging for people. From a business aspect, cash flow becomes important.

    In this multi-family class, John Dessauer discusses income minus expenses equals net operating, minus debt service equals cash flow. This flow is what John looks at all the time. Not only in business, but with his investment assets and from the property management side of things. If this was a widgets company, this would be the operations of how that widget company is run. This is really where the rubber hits the road for real estate investors. No matter if someone is investing in single family houses, or multi-family, or office buildings, or any other type of real estate, they have to have operations with that real estate. It becomes the job of the property manager to manage this flow. The investor wants to maximize the income that comes in and minimize the expenses that go out. That way there is a healthy and robust net operating income.

    Brenda Coleman's first investment property was a spec house that she and her husband built in 2006 and in the last 15 years since she has gone on to invest in land, buy and hold properties, flips and RE syndications, as well as build several more spec houses, and currently owns 23 doors in six states.  Brenda has spent her professional career as a social worker, educator and trainer but has replaced her income many times over with the cash flow from her RE investments and has achieved financial freedom.  She currently does financial coaching and manages her investments and is happy to share some of the secrets to her success with fellow NWREIA members, and particularly enjoys helping other women profit from RE.

They live in Keizer and have one daughter. Janel grew up in Turner and attended Cascade High School. Janel and Virgil moved to Salem/Keizer as adults and began investing in real estate in 2008. They enjoy camping, dinner with friends, and spending time with their daughter.

    Tom Stutzman has been involved in real estate for 17 years and is a long-time member of NWREIA and current board member. He spent several years as a real estate broker working almost exclusively with investors while doing some fix and flip properties on his own. He has been involved in approximately 100 transactions as a buyer, seller, lender, or paid consultant. Tom's investment experience is diverse - ranging from a mobile homes he purchased for less than $1,000 to multi-million dollar mixed use commercial properties. He currently focuses on buy and hold properties in Monmouth and Independence. He has been a moderator for the Salem Round Table for 14 years.

    Dick Uffelman spent 4 years as a trial attorney in the Tax Division of the Oregon State Department of Justice followed by 47 years in private law practice in the Portland area.  He holds a doctorate from Willamette University College of Law and the degree of master of laws in taxation from New York University School of Law. 

    His primary areas of practice in the most recent years were taxation, probate and real estate law, with special emphasis in foreclosure litigation.  He bought his first real estate investment property in 1973. Although retired from private practice, he sits as an appellate judge on the Warm Springs Tribal Court and continues to lead the NWREIA pre/post foreclosure group each month as he has for many years.
